As a Certified Loan Signing Agent (LSA), I have received specialized training and certification to handle loan documents, particularly in real estate transactions. I act as an impartial third party to ensure that loan documents are properly executed and returned for processing. The services I provide are:
- Guiding borrowers through loan documents: While I cannot provide legal advice or explain the terms of the loan (which is the role of a loan officer), I guide borrowers through the complex loan package, pointing out where to sign, initial, and date. I ensure all necessary fields are completed.
- Verifying identity: A crucial part of my role is to verify the identity of the signers using proper identification methods, ensuring that the correct individuals are signing the documents.
- Witnessing signatures and notarizing documents: As a commissioned notary, I witness the signing of various loan documents and then apply my notary seal and signature to legalize them. This includes documents like the Deed of Trust or Mortgage, Promissory Note, Truth in Lending Disclosure, and many affidavits.
- Ensure accuracy and completeness: As an LSA, I meticulously review the entire loan package to make sure all signatures, initials, and dates are accurately placed, preventing errors that could delay the loan funding.
- Returning documents: I am responsible for promptly and securely returning the signed and notarized loan documents to the lender, title company, or escrow office for processing, often following specific instructions for delivery (e.g., using a particular mailing service, faxing back certain documents).
- Protecting sensitive information: I handle highly sensitive personal and financial information and maintain strict confidentiality and follow security protocols. I get yearly background checks to comply with state and federal mortgage laws.
